Clearances for estates
A probate property often needs emptying before it can be valued, sold or handed back to a landlord. We work with executors, family members, solicitors and estate agents across Northumberland to get properties cleared efficiently and with the right paperwork.
What executors can expect
- A written, fixed-price quote you can share with other beneficiaries
- Key collection and return, so nobody needs to travel to the property
- Important documents, valuables and personal items set aside and returned
- Photos of the property once the clearance is complete
- A clear invoice addressed to the estate
Items of value
Before a clearance it is worth deciding whether any items should be valued separately – for example jewellery, antiques, artwork or collections. If you would like a specialist valuer to see the contents first, we are happy to work around that. Where items we clear have resale value, we can reflect this in the price we quote.
Getting the property ready for sale
An empty, clean property photographs better and is easier for agents to show. Once we have cleared it, the house is ready for an estate agent, a valuer or a buyer's survey. If garden waste, shed contents or garage junk also need to go, include them in the same job.
Probate information
The official guide to dealing with the estate of someone who has died is on GOV.UK. If you are an executor living away from Northumberland, we can handle the clearance from start to finish without you needing to visit.
Working with solicitors and agents
We regularly take instructions directly from professionals managing estates. Just let us know who the invoice should go to and who holds the keys, and we will keep everyone updated.
